Rose Bay Penthouse: Elevated Above Sydney Harbour
High on one of Rose Bay's most coveted elevated sites, this boutique development by HIGA Property comprises three full-floor luxury apartments, each opening onto sweeping views across Sydney Harbour. Sculptural curved architecture, generous glazing and a considered material palette set the tone before a single piece of furniture arrived - every apartment reads as a single, continuous gesture, corners softened into curves, timber-slat ceilings folding indoor space into outdoor. The brief was simple: furnishings that could live up to the address.
Our team came on board with HIGA Property early, back when the concrete structure was still being poured, and stayed through to the final placement. Through our made to order model we managed the process end to end - design, sourcing, manufacturing, import, delivery and installation - working in step with the build program so that by handover, each residence felt entirely resolved, not staged.
Inside, the living spaces are built around the view. A generous curved sofa in soft nubuck anchors the room, paired with a swivel chair and nested marble coffee tables that echo the curvature of the architecture itself. Sheer curtains soften the floor-to-ceiling glass without ever competing with what's on the other side of it - Sydney's skyline, the harbour, the water traffic drifting past at sunset.
The standout pieces are undoubtably the custom marble dining tables - each one made to order and sized to its room. Surrounded by carefully selected dining chairs, they anchor the open-plan living and dining zones and do a lot of quiet work. Formal enough for entertaining, warm enough for everyday.
Wraparound balconies carry the outdoor furniture theme, with low-profile lounge settings positioned to make the most of the aspect - the city skyline in one direction, the harbour and its boats in the other. On the top floor, higher ceilings and a private rooftop take that view even further, giving the uppermost residence its own sense of occasion.
